Brooks city council has rezoned six lots in the city's southeast sector from high-density residential to single-detached residential, rezoning land that had been designated for higher-density housing to single-detached residential.

Council passed second and third readings of Bylaw 26034 during the regular council meeting, with both readings carried. A planner with the Old Man River Regional Services Corporation told council the six lots — described in the bylaw as lots 18 to 23, Block 4, Plan 0712061 — sit on the northeast corner of the intersection of 2nd Avenue East and 14th Street East.

The planner, identified in the meeting only as Mr. Scott, said a public hearing required under the Municipal Government Act was held Oct. 13 and produced no comments. "You had no comments arising from that meeting," he told council.

Scott said the southeast sector area structure plan's land use concept map already identifies the lots as low-density residential rather than medium or high-density, and that all adjoining lots carry a single-detached designation — except for a commercial neighbourhood designation to the west.

Lot 18 covers approximately 0.08 acres, while each of lots 19 through 23 is approximately 0.06 acres, Scott said. He said the decision on zoning should be evaluated on the suitability of the land for residential development, and that no concerns were raised during the public hearing.

Coun. Regner moved second reading and Coun. Nesbitt moved third reading and adoption of the bylaw. Both votes were carried.

The bylaw amends Land Use Bylaw 14-12, the city's governing land use document.
